From “I hope everything is fine” to a documented property check.
Hope is not a record. A property check, agreed in advance, tells an owner what was looked at and what was seen. Visit schedules and checklists are set per property.
- Arrive Access the property under the authority the owner has agreed.
- Observe Review the visible property areas included in the agreed visit.
- Check Complete the property-care checks that have been agreed for that home.
- Document Record observations and relevant images where the owner has agreed to photography.
- Report Provide the owner with an update of what was seen.
- Action Coordinate the next steps that the owner has authorised.

What a check can include
- Access Confirm the agreed way in was available and used as authorised.
- Visible interior condition The rooms included in the visit, as they appear on the day.
- Visible exterior condition The approach, elevations and outside areas included in the scope.
- Signs of a leak or water issue What can be seen. Not a trace-and-access survey.
- Heating and system indicators Only where the owner has asked for visible indicators to be noted.
- Windows and doors Visible condition within the agreed scope.
- Maintenance items Anything that looks as though it needs an owner’s decision.
- Security observations Visible access concerns. Not a security survey and not monitoring.
- Photographs Taken where the owner has agreed that images form part of the update.
- Owner report A clear note of what was checked and what, if anything, needs attention.
This is not a structural survey, an electrical inspection or a gas inspection.
