About these terms
These terms apply to your use of cityroot.co.uk. They are general information about how the website should be read. Individual services are subject to separate agreed commercial terms where applicable. These website terms do not replace a property-management agreement.
This website does not constitute legal advice, insurance advice, financial advice, tax advice or a valuation.
The website
The pages describe residential property oversight, maintenance coordination and property-care services. Examples, diagrams, seasonal notes and the illustrative property report are explanations. They are not quotations, not customer records, and not a statement that a particular visit frequency or outcome is available.

Service scope
Visit schedules, service scope, access arrangements, contractor activity and property requirements are agreed individually. Nothing on the website is an offer capable of acceptance merely by sending an enquiry. A preferred frequency selected on the enquiry form is a topic for discussion, not a confirmation that the frequency is available.
Access
Property access is subject to the owner’s authorisation. You should not send alarm codes, door codes, key-safe combinations, passwords or system credentials through the website. Weather, road conditions and the state of the property may affect whether a visit can take place safely.
Observations
City Root observations:
- Do not replace a specialist inspection
- Do not replace a structural survey
- Do not replace an electrical inspection
- Do not replace a gas or heating inspection
- Are based on visible conditions at the time of the visit
- May not reveal hidden defects
Property conditions may change between visits. An update describes what was seen, not what will remain true afterwards.
Specialist contractors
Electrical, gas, heating, plumbing, roofing, locks, security systems, fire systems, structural matters and specialist surveys may require an appropriately competent third-party contractor. That contractor’s price, availability, warranty and responsibility are separate. City Root does not certify their workmanship. Materials and contractors are subject to availability.
Security
Property oversight does not guarantee security and does not guarantee prevention of burglary. City Root does not, by this website, provide guarding, alarm monitoring or CCTV monitoring. Those services, if they are ever required, need an appropriate specialist and an express agreement. Observations of visible access conditions are not a statement that a property is secure.
Insurance
Property owners remain responsible for their own insurance. Insurer terms are separate. The service does not automatically satisfy an insurer’s occupancy, inspection or unoccupied-property conditions. Owners should review the requirements of their own insurer, particularly where a property is unoccupied for extended periods.
Emergencies
Emergency response is subject to whatever arrangement has actually been agreed. The website does not promise a control room, a timed attendance, or a response outside an agreed arrangement. If there is immediate danger, contact the relevant emergency service.
Information you provide
Owner-supplied information should be accurate. City Root may rely on the postcode, occupancy and description you give when deciding whether a conversation about service is realistic. You are responsible for having authority to enquire about the property.
Images and reports
Photographs on this website are residential context from Unsplash, or conceptual atmospheric images. They are not City Root properties, clients, staff or contractors. Report layouts marked “illustrative property report” or “example property-care workflow” use example data only.
Where a real service later includes images, those observations are of visible conditions at the time. Third-party contractor warranties remain with the contractor.
Availability and conditions
City Root provides services across the UK only where an individual arrangement is agreed for that property and location. The registered office in Milton Keynes is not a representation of branch offices. Service may be declined where the property, distance, access or scope is not suitable.
Liability and the management agreement
Content is provided in good faith as a description of the kind of work City Root undertakes. To the extent the law allows, City Root is not liable for decisions you take solely from reading the website, including decisions about insurance, safety or building work. Nothing in these terms excludes liability for death or personal injury caused by negligence, or for fraud, or any other liability that cannot be excluded under the law of England and Wales.
If you enter a management agreement, that agreement — not these website terms — governs the service, fees, access and limits of responsibility.
Law
These website terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, without removing any right you have as a consumer to bring a claim in your local courts where the law gives you that right. City Root’s services are aimed at property owners, not at consumers purchasing a packaged online product.
