Seasonal property care

Care that changes with the property and the season.

The same house asks for different attention in frost, in new growth, in high summer and in wet autumn. Seasonal care is a plan agreed with the owner. It is not a weather guarantee and it is not an insurance promise.

The property changes with the seasons. The care plan should too.

A visit in January is not the same conversation as a visit in July. Heating, weather, the garden and the point of arrival all move. Seasonal care is planned with the owner, using “where agreed”, “where required” and “where within scope” as the limits — not as a promise to winterise a boiler or clear a gutter unless a competent contractor is being coordinated to do that work.

WINTER SPRING SUMMER AUTUMN CARE

Winter, Spring, Summer, Autumn. The care plan is revisited as the season changes.

Winter

  • Heating arrangements, noted where the owner has authorised that they be checked.
  • Visible weather-related issues on the approach, roof edges and exterior.
  • Access, including whether the property can still be attended safely.
  • Frost-related property concerns that can be seen, passed to the owner rather than treated on assumption.
  • Exterior condition after cold or wet weather.

Spring

  • Post-winter condition of the exterior and the areas included in the visit.
  • Garden coordination where outside space is part of the arrangement.
  • Exterior attention after winter weather.
  • Maintenance planning for issues that became visible over the colder months.

Summer

  • Arrival preparation where the home is used more during the warmer months.
  • Ventilation where it is appropriate and within the agreed scope.
  • Exterior condition in dry weather, including obvious gaps or damage.
  • Garden and outside space where those areas are included.

Autumn

  • Weather readiness before wetter, colder months.
  • Heating preparation where the owner has asked for settings or indicators to be noted.
  • Exterior condition, including areas that collect leaves or standing water where visible.
  • Seasonal maintenance coordinated with the owner’s approval.

Seasonal property care

Specialist tasks — boiler servicing, gutter clearance, electrical checks, winterisation of a system — are contractor work where they are required. City Root coordinates them when they sit inside the agreed arrangement. They are not implied by a seasonal heading.
